Existing Business (winery), Retail Business income stream and a 3BR apartment

The winery commenced activity in 2007.

The business was developed as an adjunct to Courtyard Gallery with the model being to attract visitors for wine tasting.

The Winery operates under a W-2 license.  The basic permit is a Winegrowers’ license and permits tasting on the premises.  The requirement is, among other criteria, for the establishment to be bonded.  Therefore, we can acquire wine through many bonded winemakers where wine is grown, produced and bottled under specific license agreements.  Currently Barterra has eight active license agreements with major growers.

Barterra business increased over the past eight years.  The retail space was expanded to accommodate the growing market.

Wine is sold primarily, Direct to the Consumer (DTC).  A wine club represents approximately ten percent of annual sales and has significant growth potential.  Wine is shipped throughout the market where direct shipment is permitted.

Barterra is a member of the Wine Institute and relies upon their expertise to communicate effectively with the industry.

Unprecedented are our awards for premium wines.

Periodicals in the wine industry document sales.  Cabernets and Chardonnays are the major wines produced and sold in the United States.  Prestigious regions of Alexander Valley, Sonoma and Carneros are Barterra’s major sources of supply.

MARKETING:

Sales to other than DTC represent less than 2% of revenue.

Concentration is on “walk-in” business. Approximately 90% of new business is a result of first time visitors. As a tourist attraction with beach access, the City of Half Moon Bay attracts large numbers of visitors from the Greater Bay Area (primarily Silicon Valley, the Peninsula and San Francisco) that generate the bulk of the tasting revenue. The purchase of wine following tasting is approximately 85%. The Ritz Carlton Hotel also generates walk-in traffic from out-of- town and business conference attendance.
The average spend per visitor is $120.00.

Shipments out of state represent approximately 10% of wine sales.

Wine club sales average $500.00 annually. Current membership is 125.

Barterra’s wines are entered in major competitions and have been awarded numerous medals. Wines winning Double Gold, Gold, Bronze and Silver medals have generated exceptional sales and allow Barterra to enjoy the price points of great wines from Alexander Valley in Napa, Lodi, Amador and other major wine regions in Northern California.
Inventory represents a projected twenty-eight month supply with no debt. The wine is equally distributed between Red, White, Desert and Sparkling.
License agreements with other major wineries and vineyards provide the grapes and finished product.
